Tindeco Wharf, Baltimore, Maryland

This 450,000 SF historic factory was converted into 240 luxury apartment units, a health club, HMO, restaurant, office space, swimming pool and parking garage. The site plan, lobby orientation, building organizations, unit plans, and large windows throughout maximize the exposure on Baltimore's Harbor. At Tindeco, water plays an important role in the courtyard, then flows into the lobby. The character of new architecture was derived from the surrounding setting - a formerly industrial working waterfront. Parts of the original structure's steel skeleton were exposed to form colorful frameworks of balconies and pergolas.
