Joint Venture with Cooper + Eckstut (parent company of Ehrenkrantz, Eckstut + Kuhn).

The master plan of 60 acres of waterfront property was made to determine the best use and form of development. The intent of the plan was to integrate the new development with the downtown center on one side and the existing neighborhoods on the other. Retaining and enhancing the character of the waterfront was the priority. Public places were also made at inland sites to enhance their marketability. The study included: new street and block plan, public space system, building massing, waterfront plan, character studies for streetscape and public spaces, and parking and landuse plan. The goal was to create urban fabric that seamlessly integrated the city around it while making a number of special places.
